Gail asked over 4 years agoThank you for your question. All development in Auckland is controlled by the Auckland Unitary Plan. Council does not have any current resource consents granted for three new dwellings on a 1012m2 section in Residential – Single House zone in Clevedon.
Most of Clevedon Village has a Residential - Single House Zone, apart from the central area which has a Business - Neighbourhood Centre Zone.
The Single House Zone is exactly that, with provision for a minor dwelling of up to 65m2. For a site of 1012m2 within Sub Precinct A (with an underlying Residential -Single House zoning) it has “theoretical” potential to subdivide the site into 2 lots based on a minimum net site area of area of 500m2 per lot. In addition, it is possible to incorporate a minor unit into a residential lot, post subdivision, provided the proposal complies with the development control standards of the Sub Precinct A and wastewater servicing requirements. That could account for three “dwellings” ( two principal dwellings with one of them having a minor dwelling) of varying sizes on an original site of 1012m2.
The Business - Neighbourhood Centre does allow for both business and residential use, with no controls over residential density. Again, such development would be subject to wastewater disposal. As you will be aware water and wastewater reticulation systems are currently being installed by Watercare Services in this community.
The Clevedon Precinct overlying this area does not change the density provisions.
The Franklin Local Board recognises that growth will change the character of Clevedon. You may be aware that the Clevedon community has developed the Clevedon Village Design Framework in response to impending growth. The development of this framework was based on a lot of community input done by Clevedon Community and Business Association. Although it cannot change zoning rules it is intended to persuade and guide the type of development that reflects a Clevedon character. The board would like Council to adopt this plan, so that it can become a supporting document to consent applications. This is listed as a key initiative in our Local Board Plan.

Jordi Blasco asked almost 5 years agoThank you for your feedback. Our draft plan does not currently contain any initiatives in relation to dark sky preservation. Street lighting is controlled and delivered by Auckland Transport. However, we can advocate to AT to change how they do things. If you have not done so already, please complete our online survey and give formal feedback requesting that the board prioritise reducing light pollution. You may also want to submit to other local boards on this issue, and as it is one of regional relevance, keep an eye out for the long term plan consultation in the first half of next year so that you can advocate for a response to this opportunity as part of the 10 year plan.
